In general, West Omaha is considered everything west of interstate 680. But that would be unfair to the communities of Millard, Elkhorn, and Bennington that have kept unique personalities despite Omaha’s aggressive annexation policies.


The strong Omaha Public school system, despite a significant burden on the local property taxes, is a strong pull for many homebuyers.

  • Geographically, West Omaha, mirrors the boundary for Burke Public High School.
  • Elementary school choices would also include the many private and faith-based schools scattered throughout.
  • Enrollment in Burke High typically sits just north of 2,000 students.
  • Private and Fiath based elementary schools are spread throughout these neighborhoods giving parents plenty of options.

The Benefits of living in West Omaha include affordable, spacious, single-family homes sitting on mature lots, in traditional neighborhoods with short drives to nearby parks, schools, shopping centers, golf courses, and restaurants. Sure, a youthful description of West Omaha might be a bit boring, but most locals out here are too busy to worry about a social life or being cool.

  • The best burger in West Omaha is hands down Charred Burgers in Sterling Ridge.
  • Any hotly contested battle of best pizza will include Big Fred’s.
  • I’m not even sure Southwestern food is an actual thing but Stokes on Dodge street can call it whatever it wants because it is plain good.
  • Brother Sebastians is a good place for a steak
  • The Bagel Bin is a cream cheese heaven weekday breakfast hotspot.
  • Do not, I repeat do NOT, step into The Green Onion lounge if you’re not a professional-they pour the stiffest drinks in town.
  • For the undecided evenings head to The First National Business Plaza and let your sense of smell decide for you. There is Charleston’s for filling American fare, Biaggis for  Italian, or Mahogany for the prime rib or Stokes Southwestern for some spice.
  • If you crave a little chocolate in your mornings Hurt’s Donuts will do the trick and some.
  • Stories is a quickly becoming a local java favorite.

Things to do in West Omaha

  • You’re never far from a HyVee grocery or Target store in Omaha.
  • Pockets of small outdoor strip malls such as Westwood Plaza (120th and Center) and the newer Sterling Ridge development (southeast corner of 132nd and Pacific) will provide boutique finds and local dining options.
  • If your four-legged friend needs some space to run, the bark park at Hefflinger is one of the few and largest dog parks in town.
  • Be careful of the Saturday morning traffic jams around the Tranquility soccer complex (120th and Maple) or Lamp baseball and softball fields (east of 114th between Pacific and Dodge).
  • Miracle Hills golf and tennis facilities offers the public a convenient escape from work while Champions Run is a members only country club.
  • Both the Westwood and Eagle Run Golf Courses are perfect par 3 courses to teach the kids some golf etiquette.
  • The Jewish Community Center’s 28 acre campus located on 132nd and Dodge streets offers modern fitness, aquatics, sports, performing arts, and youth programs.
  • Neighborhood parks such as Trendwood (132nd and Center), Meadow Lane (114th south of Dodge), Lee Valley (114th south of Blondo), and Willow Wood (132nd and Blondo) are scattered throughout the neighborhoods to provide quick parenting relief.
  • Boystown is technically a town by itself with it’s own post office but West Omaha likes to claim it for pride.
  • The new Heartwood development on the old Boystown farm land has exciting plans for residential, recreational and retail shops.
  • Omaha struggles to make space for substantial biking and walking trails but on the eastern boundary of West Omaha you will find connections to hop on the 18 mile Papio Creek trail, which joins the Keystone trail and can take you all the way to Bellevue.
  • In order to cast a line, catch some waves, or hit a lake side trail you’ll need to step just outside traditional West Omaha to Standing Bear or Zorinksky Lakes.
  • For local home décor and landscaping I highly suggest you try a local favorite, Mulhuall’s on 120th and Maple where they also host unique seasonal events. Or you can always stop into the At Home store off Center Street for your stock home goods.

Filled with traditional style homes built from the 1960’s through the 1990’s the big appeal is outside the house with big backyards and mature landscaping. The average home sale is around $300,000 which is why Omaha is described as having very affordable cost of living.

  • Linden Estates holds the spot as the top West Omaha luxury neighborhood with half acre lots that reach seven figures.
  • *If size and bedrooms are a priority head over to the Bryn Mawr, Meadow Lane, and Sunridge neighborhoods but expect to pay north of $350,000.
  • Candlewood is a sleeping neighborhood just north of Dodge streets surrounding a small no wake lake with fishing and a small playground for the kids.
