Westside / District 66
Westside / District 66 Real Estate. This area is a collection of neighborhoods that came together in the late 1940s to form a separate and unique school system from Greater Omaha.
Fast forward some 70 years later and the nationally recognized District 66 school system is the foundation to a collection some of Omaha’s most attractive neighborhoods.
Westside District 66 Location and Proximity. Whatever you do, do not describe Westside as West Omaha to a local. Located inside of the I-680 corridor, these residents greatly benefit from low traffic to nearly all parts of Omaha.
In my opinion, the Pacific street residential corridor, running east to west through the heart of Westside, is some of the most prime real estate in all of Omaha.
Westside District 66 Homes
Characterized by mature landscaping on generous lot sizes, homes in Westside District 66 neighborhoods were typically built in the 50s & 60s with floor plans to compliment the spacious landscape that living closer to the city center previously didn’t allow.
A good example of this is the Sunset Hills Neighborhood (approximately 95th south of Pacific St) where the neighborhood was developed to accommodate affordable one-level ranch floor plans.
Not to be out done by Midtown Omaha, if your home style preference leans more traditional, take a stroll through the Loveland neighborhood (especially the streets 78-79th, South of Pacific St) where you will find some of the finest examples of Craftsman Bungalows and all brick French Tudor style homes.
For a survey of homes sitting on ample lot sizes with a premium price tag take a drive through the Armbrusts Oak area behind Oakdale Elementary School (southwest of 96th and Center), the Old Loveland neighborhood (northeast of 84th and Pacific St), the Westchester neighborhood tucked in behind the Swanson Library (southwest of 90th and Dodge) or stay close to home base immediately behind Westside High School in the Longview area (southeast of 90th and Pacific).
Inserting my own personal preferences into this story would be the in-vogue mid-century modern gems sprinkled throughout the Westside District 66 area. My favorites are….
First time home buyers and those that prefer to keep their budgets in check can also find opportunity. Neighborhoods such as Westgate (south of Center St West of 72 St) and Hillside (South of Blondo along 72 St) remain affordable with quality low maintenance homes.
Typical of many Midwest Cities of this size are few specific neighborhoods dedicated to the downsizing 55+ communities. Gated, sunset neighborhoods found in Scottsdale and the gulf coast simply don’t exist in Omaha but there are pockets of homes accommodating to those looking to simplify. Swanson Towers takes home first place for upscale accommodations with the new Loveland Estates hopefully becoming a trend of infill developments dedicated for lifestyle building within the Westside community.
Westside Quick Facts
- Hospital and Medical Facilities: Two of Omaha’s major Hospitals call Westside home. Methodist/Children’s Hospital and Medical Center (84th and Dodge) and CHI Bergan Mercy (78th and Mercy).
- Proximity accounts for a significant reason for the sizable upscale housing stock in the surrounding neighborhoods.
- Faith: There are many different Christian demonations to choose from.

Westside District 66 Recreation. Numerous private and public swimming pools, country clubs, parks, and trails dot the Westside neighborhood landscape lending a distinct flavor to each. Access to Omaha’s few walking and biking trails is also convenient from this area.
If you have kids of Little League age, both Hillside and Suburban softball and baseball complexes are located with in the Westside boundaries and offer two of the largest sport leagues in Omaha.
Westside District 66 Shopping & Dining. Westside may be known for its schools, but locals know some of Omaha’s finest and most exclusive restaurants and retail stores call this area home.
Countryside Village is probably the best example of a smaller entertainment area typical of Westside. Most of the retail and dining spots are local with of course your typical Starbucks stealing some of that local preference. Rockbrook Village and One Pacific Place are two other shopping and dining centers that hold a favored position as a local hotspot. An area known as Regency reigns supreme as THE place to be seen and shop for upscale retail and dining. None other than Warren Buffett holds a financial interest in the well-known Borsheims Jewelry store.
